• What is the process for making exterior changes to my home?
  No changes or improvements in Aviary at Rutland Ranch, including fences, walls, exterior paint, roofing, landscaping, antennas, awnings, or shutters, can be made to your property without prior written approval from the HOA Board. All plans must be submitted for review, and approval will only be granted if the proposed changes are deemed in harmony with the surrounding area and won’t negatively impact the neighborhood’s appearance.

• Are there any rules about renting my property?
  All leases must be in writing and reviewed by the Association before they take effect. The Association can terminate a lease if the tenant violates community rules. A $100 fee (or the maximum allowed by Florida law) is required for the review. Leases must be for at least seven months, and you can only lease your home twice a year unless the Association grants an exception for hardship.

• Are there any planned community events?
  Yes, Aviary at Rutland Rnach hosts several events, including movie nights at the pool and a back-to-school bash with bounce houses and vendors. There are also card-making clubs, book clubs, and parents’ nights out. Plus, every month, different food trucks visit the community’s amenity center, offering a variety of delicious options.

  Aviary at Rutland Ranch is located in an X flood zone, which is considered low risk for flooding. While Florida does experience hurricanes, the community has performed well during past storms, with minimal impact to homes.
