What We Learned About HOA Subdivision Life in Parrish, Florida

What We Learned About HOA Subdivision Life in Parrish, Florida

Our Experience Living in an HOA Subdivision in Parrish

Parrish, Florida is filled with new developments, most of which are HOA subdivisions. This is the first time in our lives that we’ve experienced HOA subdivision life. Before this, we lived in smaller cities with neighborhoods. So, when we moved into an HOA subdivision, there were a few things we learned after being here for a bit.

road

Cars on the Road

Before living in a subdivision in Parrish, Florida, I never really thought about cars parked on the side of the road. But now that I’m here, I’ve learned this is a hot topic in almost every community.

Since the roads built by the developer aren’t very wide, parked cars can turn a simple drive into a game of dodge-the-obstacles. Sometimes it feels like a video game—swerving from side to side, trying to avoid cars just to get down the street.

There is a lot of debate about whether the community has the right to do anything about cars on the side of the road. What I have heard is that if the roads are public, people can park on them. If they are private, then they cannot.

One thing I did notice, though, is that streets with three-car garages tend to have fewer cars parked on the road. So, if this is a big frustration for you, look for a street with three-car garages—or maybe a gated community with private roads!

Aerial Aberden

Sidewalk on One Side of the Community

One thing that surprised me when we moved into a subdivision was that many neighborhoods only have a sidewalk on one side of the street. At first, I didn’t think much of it, but after living here, I get why it’s a big deal.

If you’re on the side without a sidewalk, you either have to walk in the grass or share the road with cars—which isn’t always fun. It also means more foot traffic on the one sidewalk that does exist. So, if sidewalks matter to you, it’s something to check before choosing a neighborhood!

Narrow Driveways

One thing I noticed in many subdivisions is that the driveways aren’t as wide as the garage. Builders do this to save money, but it can be a bit frustrating. When you park, there’s not much space to step out, so you end up walking on the grass.  It’s a small thing, but when it rains, or the grass is wet, it gets annoying fast. If this would bug you, it’s worth paying attention to driveway lengths when looking at homes!

Some homeowners fix this by adding pavers on the sides to give themselves more room. If you like extra space when getting out of your car, this might be something to consider!

Living in Parrish, Florida

Small Garages

Another thing I noticed—garages in many subdivisions aren’t very deep. When they’re empty, they look big, and you think you’ll have plenty of room for storage. But the truth is, they barely fit two cars.

Most homeowners in Parrish end up getting some type of rack system to store items above their cars. If you’re coming from a place with a basement, you might have to downsize. All that extra stuff ends up in the garage, and let me tell you—it adds up quick!

No Sheds, No Trailers, No Boats

In many subdivisions, there are rules about what you can and can’t park in your driveway or yard. For example, you usually can’t have sheds, trailers, or boats visible outside.

How I would love to have an extra shed to store things in! It’s something I definitely miss since moving here, but it’s all part of keeping the neighborhood looking neat and tidy.

You Have to Ask to Do Things

If you’re used to doing whatever you want to your home without asking for permission, that will definitely change when you move into a subdivision.

In a subdivision, you have to ask for approval to do a lot of things—like adding landscaping, changing the color of your house, or putting up a fence. And don’t forget, fences have their own set of rules!

Houses

Living in an HOA Subdivision

Now, don’t get me wrong—there are definitely a lot of positives that come with HOA subdivision life, which I’ll probably write about another day. These are just a few things we didn’t really think about until we actually moved here. If you’re considering moving to Parrish, Florida, keep these points in mind as you explore the different communities. Every place has its pros and cons, but with the right expectations, you’ll find a neighborhood that fits you perfectly!

New Construction Vs. Resale Homes – Parrish Florida

New Construction Vs. Resale Homes – Parrish Florida

New Construction vs. Resale Homes – The Ultimate Showdown!

Let’s face it—there are a LOT of homes for sale in Parrish, Florida! If you’re house hunting, it can feel a little overwhelming. Do you go for a shiny, never-been-lived-in new construction home? Or do you choose a resale home with character (and maybe a few quirks)? Both have their pros and cons, so let’s break it down in a way that won’t make your head spin!

Ok, first up—New Construction! Oh, and if you haven’t checked out our New Construction page, please do.  We’ve got all the new developments in Parrish, Florida in one place!

Parrish Homes for Sale

New Construction

Pros of New Construction

Move-in Ready & Low Maintenance – No weird carpet stains, no outdated wallpaper, and no surprise repairs. Everything is brand new, so you won’t have to worry about replacing the AC, roof, or plumbing anytime soon.

Builder Incentives – With interest rates in the high 6s to 7s, builders are offering incentives like lower mortgage rates and flex cash to help with closing costs or upgrades. A lower rate + extra perks? Pretty tempting!

Energy Efficient – New homes are built with better insulation, smart thermostats, and energy-efficient appliances, saving you money on utilities in the long run.

Modern Features – Open floor plans, smart home tech, and sleek finishes—new construction homes are designed with today’s buyers in mind.

Builder Warranties – If something breaks, it’s (probably) not your problem. Most builders cover major systems and structure for years, giving you peace of mind.

Dining at the Island on the Manatee River

Cons of New Construction

More Expensive – That fresh, never-lived-in home comes at a premium. Builders set the price, and there’s not much room for negotiation.

The Waiting Game – If your home isn’t finished yet, get ready to be patient. Construction delays happen, and move-in dates can shift.

Bare-Bones Features – Many builders don’t include ceiling fans, pendant lights, cabinet pulls, blinds, or screened patios—all things you’ll need to add. Even fencing is usually your responsibility. These extras can add up fast.

Landscaping? Not So Much – Builders provide the basics, but don’t expect lush greenery. Most new homes have minimal landscaping and no mature trees, making the neighborhood feel a little… plain. If you want a lush yard, plan to spend extra.

CDD & HOA Fees – Most new construction communities in Parrish come with both CDD fees (Community Development District) and HOA fees, which help cover amenities and neighborhood upkeep. However, there are a few options without CDD fees if you’re looking to keep costs down.

Never heard of a CDD? No worries! Check out our blog post on CDD and HOA fees to get the full scoop.

Island Of Manatee River

Resale Homes – A Little Character, A Little Mystery!

Pro’s of Buying a Resale Home

Established Neighborhoods – No loud construction noise waking you up at 7 AM! Unlike new developments that can take years to complete, resale homes are in fully built-out communities with less dust, fewer detours, and no surprise jackhammering next door.

Lot Sizes – Homes in established neighborhoods often have larger lot sizes compared to new construction, where builders tend to pack homes in tightly. If you’re craving more space for a bigger yard, a pool, or just some breathing room, resale homes might be the way to go.

Negotiation Power – Unlike builders who stick to their pricing, sellers are often more flexible. Whether it’s negotiating a lower price, seller-paid closing costs, or even leaving behind appliances and furniture, you’ve got more room to work out a deal.

Mature Landscaping – Say hello to lush greenery, big shade trees, and beautifully landscaped yards! New construction often looks a little sparse, but resale homes usually come with established lawns, flower beds, and trees that actually provide shade.

Cons of Buying a Resale Home

Maintenance Surprises – That AC might be older than your first car, and the roof? It could be on its last leg. Unexpected repairs like water heaters, plumbing issues, or worn-out appliances can pop up at any time. Home inspections help, but let’s be honest—things break.

Outdated Features – Get ready to say goodbye to popcorn ceilings, brass fixtures, and oddly patterned tile. Some resale homes may need a few updates to bring them into this century. Hope you like DIY projects and trips to Home Depot!

Higher Utility Bills – Older homes weren’t built with today’s energy efficiency standards. That means higher electric bills, less insulation, and windows that might let in more heat than fresh air. Upgrading can help, but it’s another cost to consider.

Someone Else Lived There First – Not a deal-breaker, but let’s be real—you don’t know their life choices. Why is there a secret door in the closet? What’s with the random light switch that does nothing?

So, what’s the right choice? That depends on YOU! If you love the idea of brand-new everything, new construction might be your dream home. But if you want a little charm, a little history, and maybe a better price, resale could be the way to go.

Still unsure? Let’s chat! We’ll help you find the perfect home in Parrish, FL—new, resale, or somewhere in between!

Why People are LEAVING Parrish, Florida

Why People are LEAVING Parrish, Florida

What’s Causing Residents to Leave Parrish?

Here’s something that doesn’t get talked about much—people are leaving Parrish. But why? What’s making them move away?

At the end of this blog, I’ll share how you can move here and avoid regrets.

First, people leave for common reasons—moving closer to family, job changes, or just wanting a new start. That’s normal.

Changing Expectations: Parrish Isn’t What It Used to Be

Other times, it’s about expectations. Some individuals who have lived in Parrish for many years are deciding to leave because when they first bought here, it was a quiet, rural farming town. At that time, there were very few developments, and the pace of life was much slower. The area had a peaceful, laid-back charm, and the roads were far less crowded.

But as time has passed, things have changed. Parrish has seen a significant amount of growth, with new developments, subdivisions, and businesses popping up all around. The once serene atmosphere is now becoming a little more bustling, with construction and traffic increasing as more people move in. For those who were hoping to stay in a small-town environment, the growth can feel overwhelming.

Traffic Troubles: Longer Commutes and More Congestion

For many, the increasing traffic in Parrish has become a dealbreaker. What used to be a quick 20-minute drive to nearby areas is now often taking closer to 40 minutes, especially during peak hours. The increase in traffic has been a big adjustment for many residents who originally moved to Parrish for its quieter, more rural vibe.

With the growth in population and new developments, more cars are on the roads, and it’s becoming harder to get around quickly. There are also a lot more accidents happening these days, adding to the frustration. More traffic means longer wait times at lights, delays in getting to work, or even just running errands.

For some, this change has been a dealbreaker. People who were used to a calm, less crowded lifestyle are now facing the hustle and bustle of a growing community. If you’re someone who values a shorter commute or avoiding congested roads, it’s important to factor in the current traffic patterns in Parrish when making your decision. It’s not uncommon for residents to be frustrated by the longer drive times and the overall increase in traffic, particularly during rush hours.

Limited Amenities: Is Parrish Growing Fast Enough?

Another reason people are leaving Parrish is the limited amenities. Yes, more and more developments are on their way, but for some, waiting 5 years for all the new projects to be completed is simply not what they want to do. Many people are tired of having to drive to Lakewood Ranch, Bradenton, or other nearby areas just to access certain shops, restaurants, or experiences. While the growth in Parrish is exciting, the lack of immediate convenience can be frustrating, especially for those who want to enjoy a more self-sufficient lifestyle without having to travel far for the things they need or want.

How to Move to Parrish Without Regret

If you’re thinking about relocating to Parrish, taking a research trip first is a smart move. You don’t have to look at houses right away—focus on getting a true feel for the area. Explore the community, visit local shops and restaurants, and see if the new developments and overall vibe align with your lifestyle. While you’re here, talk to people who live in Parrish. Ask about their experiences, what they love, and what challenges they face. Locals can give you insight that online research just can’t match. If there’s a particular community that catches your interest, consider joining its Facebook group. Reading through posts and discussions can give you a real sense of what daily life is like, from neighborhood events to any concerns residents might have. Also, take note of the practical side—drive around at different times of the day to check out traffic patterns, visit nearby grocery stores, and see how long it takes to reach essential places like schools, hospitals, or your future workplace. All these steps together will help you make an informed decision about whether Parrish is the right fit for you.

You’re Not Alone—We’re Here to Help

If you’re feeling unsure or worried about moving to the wrong place or not liking it—that’s completely normal. Many people feel the same way when considering a move.  It’s a big change and big decision.  Take your time, do your research, and make sure you’re fully familiar with the area and what to expect before making your final decision.

So, whether you’re thinking about moving to Parrish or anywhere else in the area, don’t hesitate to reach out. We’re here to help you make a smooth transition, no matter which direction you’re heading. You’re not alone in this process.

Top 5 Reasons Everyone is Moving to Parrish, Florida

Top 5 Reasons Everyone is Moving to Parrish, Florida

Why Everyone Is Moving to Parrish, Florida: Top 5 Reasons

Recently, Opendoor named Parrish, Florida, as one of the hottest zip codes in the United States—and we couldn’t agree more! Here are the top five reasons why so many people are making Parrish their new home.

Reason #1: Location

Parrish, Florida is perfectly situated near everything you need, making it an ideal spot for anyone looking to enjoy the best of the Gulf Coast.

It’s just a short drive to Tampa, where you’ll find endless opportunities for entertainment. From cheering on the Tampa Bay Buccaneers or Lightning, to attending world-class concerts, exploring diverse dining options, and indulging in high-end shopping. Tampa is close enough for convenience but far enough to enjoy a quieter lifestyle in Parrish.

Parrish is also only 45 minutes from Sarasota. Sarasota offers a vibrant arts scene, including the famous Ringling Museum and performing arts venues. Its charming downtown area is perfect for strolling, dining, and shopping. Add in beautiful bay views, and it’s no wonder Sarasota is a local favorite.

Just across the iconic Skyway Bridge, you’ll find downtown St. Pete. This lively area has a fantastic pier with stunning waterfront views, an incredible farmers market, and some of the best restaurants around. Whether you’re looking for a casual outing or a night of entertainment, St. Pete has plenty to offer.

And let’s not forget the beaches! Parrish is just 45 minutes from some of Florida’s most stunning coastal destinations. You can spend the day at Siesta Key with its soft white sand, explore the quaint vibes of Anna Maria Island, or relax at Holmes Beach. For a livelier scene, head to St. Pete Beach and enjoy the laid-back, tropical energy it’s known for.

On top of all that, Parrish’s central location makes it incredibly easy to access other parts of Florida. Being “in the middle of it all” means you can experience so much more of what the Sunshine State has to offer without hours of travel.

Orlando, home to world-famous theme parks like Disney World and Universal Studios, is just a short trip away—perfect for a quick getaway or weekend adventure. Head north for about two hours, and you’ll find an array of beautiful natural springs, perfect for swimming, kayaking, or just enjoying Florida’s untouched beauty.

If you’re in the mood for an East Coast vibe, simply cross the state, and you’ll be in Miami, Fort Lauderdale, or Delray Beach in no time. Whether you want to explore Miami’s vibrant nightlife, relax on the stylish beaches of Fort Lauderdale, or stroll the charming streets of Delray Beach, it’s all within reach from Parrish.

Parrish offers an unbeatable blend of small-town charm with easy access to some of Florida’s most iconic destinations.

Homes in Parrish Florida from Above

2. Affordability

Parrish offers exceptional affordability and value, especially when compared to other parts of Florida, particularly in the real estate market. Here’s how it stands out:

While the median home price in Parrish is $485,985, it’s still much lower than the median home prices in nearby cities like Sarasota or Tampa, where homes can easily exceed $600,000 or more for similar properties. It’s also more affordable than other sought-after areas in Florida, like Miami or Naples.

Plus, new construction homes in Parrish start as low as $353,990, offering brand-new properties with modern amenities. Many of the area’s new developments, such as North River Ranch, Rye Crossing, Seaire, and Crosswind Ranch, feature miles of trails, resort-inspired amenities, on-site shopping, schools, and proximity to healthcare facilities.

These communities offer homes ranging from 1,541 to 3,016 square feet, with 3-5 bedrooms, providing diverse options for different family sizes and budgets.

In Parrish, you get more for your money—larger homes, newer construction, and access to great amenities.

3. Taxes

Parrish, Florida offers a combination of low property taxes, no state income tax, and additional savings opportunities, making it a highly attractive location for those looking to reduce their overall tax burden.

Property Taxes in Parrish are really lower.

Coming in at about 1.25% of the purchase price, property taxes in Parrish are relatively low. For example, for a home in Parrish priced at $350,000, you’ll end up paying approximately $4,375 annually in property taxes. This is far lower than what residents in high-tax states like New York might pay, where rates can be as high as 3.03%.

State Income Tax
One of Florida’s biggest financial perks is the lack of state income tax. This is a game-changer for many residents, particularly retirees and high-income professionals relocating from states like New York or California. The absence of state income tax can mean significant savings and more money in your pocket.

Homestead Exemption
Florida also offers a Homestead Exemption for primary residences, which can reduce the assessed value of your home by up to $50,000 for property tax purposes. This further lowers annual property tax bills and adds another layer of affordability for homeowners.

Overall Tax Burden
When you combine low property taxes with no state income tax and the benefits of the Homestead Exemption, Parrish becomes an ideal destination for those seeking financial relief. These tax benefits are a major reason why so many people are making the move to Parrish. Whether you’re a retiree living on a fixed income or a professional looking to maximize your earnings, the tax-friendly environment in Parrish is a significant advantage.

PARRISH

4. Above Flood Level

Flooding has become a growing concern with the recent increase in major hurricanes along the coast. While many still want to enjoy the perks of living in Florida, some are seeking homes further from the shoreline. That’s where Parrish shines as a hotspot—most of the area is above flood level. This means homeowners in Parrish are generally not required to carry flood insurance, offering significant savings.

Now, just because Parrish is inland doesn’t mean you’ll avoid all hurricane impacts. Strong winds and heavy rain are still part of life in Florida. However, being inland provides more protection for your home compared to coastal areas. It’s a balance—enjoying the Florida lifestyle while minimizing some of the risks that come with it. Learn how to check your flood zone in Parrish our blog, Is Parrish Florida in a Flood Zone?

5. Family-Friendly

Parrish is a fantastic place to raise your kids. The neighborhoods are safe, and there are so many kids around, giving them plenty of opportunities to play, make new friends, and enjoy their childhood. Plus, many of the new developments offer on-site activities, so parents don’t have to go far to keep the kids entertained. There’s definitely a strong sense of community here.  Check out – What is the best neighborhood in Parrish?

When it comes to schools, Parrish is home to “A” rated schools. While they are starting to get a bit crowded, in our opinion, the quality of education remains top-notch. The teachers are amazing and set high expectations for their students. There are also plenty of clubs and after-school programs to keep kids busy. Manatee County is even working on building nine new schools, including a new college, to keep up with the growth. So, while there may be a few growing pains, it’s all part of the exciting changes happening here.

Join the Growing Community of Parrish

Parrish is on the rise, with new developments, shopping centers, and amenities popping up regularly. It’s an exciting time to join this flourishing community. If you are interested in making Parrish your home or learning more about the area, don’t hesitate to reach out. Let’s find the perfect property that fits your lifestyle and needs!

Is Parrish Florida a good place to live?

Is Parrish Florida a good place to live?

Living in Parrish, Florida: Is It the Right Place for You?

So, you’re wondering if Parrish, Florida, is a good place to live? We asked ourselves the same question before making the move. Not too long ago, we took the leap—and we haven’t looked back! Here’s why we chose Parrish and what makes it such a great place to call home.

Finding Your Perfect Home in Parrish: A Look at Housing Choices

Considering making Parrish your home? Then you’ve likely noticed the wide variety of housing options available here. From the active 55+ lifestyle in Del Webb’s community to the charming townhomes in Crosswind Ranch, Parrish truly offers something for everyone.

When it came time for our family to decide where to live, we were fortunate enough to have the flexibility to choose anywhere in Florida. We explored all over the state, from coast to coast, but Parrish kept pulling us back. The home prices here just made sense for what you get in return. It felt like the perfect blend of affordability and quality, which made our decision easy.

Schools in Parrish: Quality Education and Exciting Developments

If you haven’t heard, schools in Parrish are getting a bit crowded with all the new people moving to the area. Although there has been some overcrowding, the quality of education remains strong. Overall, we’ve been very happy with the school system so far, and new developments are underway to manage the growth and maintain a positive learning environment for all students.

Community and Lifestyle

We absolutely adore Parrish! Even though it’s growing, it still has that close-knit, friendly vibe that makes it feel like home. There’s so much to enjoy here—beautiful parks, local events, and a welcoming community. The new Fort Hamer Park will be opening soon and will host exciting events—we can’t wait! The grand opening ceremony is set for the beginning of March. New businesses are also popping up every month, adding even more options and energy to Parrish. Be sure to check out our blog post on the Creekside Commons Plaza.

Traffic

Traffic in Parrish can definitely be a pain. With all the growth happening in the area, the roads just weren’t built to handle it, and they can get pretty congested. If you’re commuting to places like Tampa, Clearwater, or Sarasota for work, you’ll definitely find yourself stuck in traffic during rush hour. Is it fun? Not really. But honestly, I think it just comes with the territory. And when you look at other areas with even more growth, like parts of Tampa or Sarasota, the traffic there can be even worse.

Shopping/ Restaurants

Currently, there aren’t too many shopping options right in Parrish. The newest plaza is Creekside Commons, which we mentioned above. You’ll find a Publix on just about every corner—because, well, you’re in Florida, so that’s to be expected! However, stores like Target, Walmart, Costco, Trader Joe’s, and Home Depot aren’t exactly around the corner. For those, we usually head over to Bradenton, Lakewood Ranch, or Sun City, which are about 20-25 minutes away. It’s not a long drive, but it’s something to keep in mind if you’re used to having everything nearby.

In terms of food, Parrish can feel a little bare when it comes to choices. We do have some spots like Liquid Gold and First Watch, and more restaurants are on the way. However, what you won’t find here are many real “mom and pop” eateries. It’s mostly chain restaurants that have submitted permits to open. It would be great to see something like an authentic Mexican restaurant or a unique local diner pop up in the future!

Living in Parrish, Florida

Outdoor Activities

We love being outdoors every day! While it does get hot in the summer, I cherish the sunshine and warm weather. It beats the dark and cold up north any day!

The communities in Parrish are built with outdoor living in mind. Many feel like little resorts, offering resort-style pools, pickleball courts, playgrounds, and tennis areas. If you’re looking for top-notch amenities right at home, you’ll find plenty to enjoy in Parrish!

Beaches

The beaches are about a 45-minute drive from Parrish, which we don’t mind at all. We actually came from an area where we were less than a mile from the beach, but we hardly ever went. Sometimes, when it’s so close, you don’t take full advantage of it. Now, being a bit farther away, we make a day of it when we visit the beach. We love stopping at our favorite spots, trying new restaurants, and checking out different beaches—all within a similar amount of travel time.

Parks

Fort Hamer Park on the river is really nice! It features a boat launch, a rentable pavilion, picnic tables, and restrooms. It’s a great place to spend the day. If you plan to go boating on the weekend, be sure to arrive early—the park fills up quickly, but it’s totally worth it every time. Boating on the river is so much fun and super accessible when you live in Parrish!

Growth and Future Development

I personally get super excited about the new growth and development coming to Parrish! I love seeing what new stores and communities are being built. For us, this growth is a big reason we chose to buy in Parrish. While there may not be too much here right now, we know it’s on the way, and I believe it will make Parrish even better than it already is.

That said, if you’ve been studying Parrish for a while, you might notice that some longtime locals aren’t as enthusiastic about all the changes. I can understand their perspective. Growing up in this charming little town and then suddenly witnessing so much new development can be tough. Finding the perfect balance between overbuilding and maintaining Parrish’s small-town feel has certainly been a challenge.

Proximity to Major Areas

How could we not talk about this? Parrish is super close to so many bigger cities and highways! You’ve got Bradenton, just 15-20 minutes to the south, offering plenty of shopping, dining, and cultural spots. Then there’s Sarasota, about 30-40 minutes away, known for its vibrant arts scene, beautiful beaches, and upscale shopping.

Lakewood Ranch is around 20 minutes away, featuring a master-planned community packed with amenities, shops, and fun recreational activities. If you head about 40-45 minutes north, you’ll hit Tampa, where you can find larger city attractions, professional sports, and a lively nightlife. And don’t forget St. Petersburg—about 45 minutes away, with gorgeous waterfront parks, museums, and a bustling downtown.

Parrish really is in a prime location!

Final Thoughts

So, is Parrish a good place to live? We think so! We shared some of the main reasons why we chose Parrish and what we love about it. If you’re ready to make the move and need some guidance, the team at Keys to the Coast is here to help!
