When it came time for our family to decide where to live, we were fortunate enough to have the flexibility to choose anywhere in Florida. We explored all over the state, from coast to coast, but Parrish kept pulling us back. The home prices here just made sense for what you get in return. It felt like the perfect blend of affordability and quality, which made our decision easy.

Schools in Parrish: Quality Education and Exciting Developments

If you haven’t heard, schools in Parrish are getting a bit crowded with all the new people moving to the area. Although there has been some overcrowding, the quality of education remains strong. Overall, we’ve been very happy with the school system so far, and new developments are underway to manage the growth and maintain a positive learning environment for all students.

Community and Lifestyle

We absolutely adore Parrish! Even though it’s growing, it still has that close-knit, friendly vibe that makes it feel like home. There’s so much to enjoy here—beautiful parks, local events, and a welcoming community. The new Fort Hamer Park will be opening soon and will host exciting events—we can’t wait! The grand opening ceremony is set for the beginning of March. New businesses are also popping up every month, adding even more options and energy to Parrish. Traffic

Traffic in Parrish can definitely be a pain. With all the growth happening in the area, the roads just weren’t built to handle it, and they can get pretty congested. If you’re commuting to places like Tampa, Clearwater, or Sarasota for work, you’ll definitely find yourself stuck in traffic during rush hour. Is it fun? Not really. But honestly, I think it just comes with the territory. And when you look at other areas with even more growth, like parts of Tampa or Sarasota, the traffic there can be even worse.

Shopping/ Restaurants

Currently, there aren’t too many shopping options right in Parrish. The newest plaza is Creekside Commons, which we mentioned above. You’ll find a Publix on just about every corner—because, well, you’re in Florida, so that’s to be expected! However, stores like Target, Walmart, Costco, Trader Joe’s, and Home Depot aren’t exactly around the corner. For those, we usually head over to Bradenton, Lakewood Ranch, or Sun City, which are about 20-25 minutes away. It’s not a long drive, but it’s something to keep in mind if you’re used to having everything nearby.

In terms of food, Parrish can feel a little bare when it comes to choices. We do have some spots like Liquid Gold and First Watch, and more restaurants are on the way. However, what you won’t find here are many real “mom and pop” eateries. It’s mostly chain restaurants that have submitted permits to open. It would be great to see something like an authentic Mexican restaurant or a unique local diner pop up in the future!

Outdoor Activities

We love being outdoors every day! While it does get hot in the summer, I cherish the sunshine and warm weather. It beats the dark and cold up north any day!

The communities in Parrish are built with outdoor living in mind. Many feel like little resorts, offering resort-style pools, pickleball courts, playgrounds, and tennis areas. If you’re looking for top-notch amenities right at home, you’ll find plenty to enjoy in Parrish!

Beaches

The beaches are about a 45-minute drive from Parrish, which we don’t mind at all. We actually came from an area where we were less than a mile from the beach, but we hardly ever went. Sometimes, when it’s so close, you don’t take full advantage of it. Now, being a bit farther away, we make a day of it when we visit the beach. We love stopping at our favorite spots, trying new restaurants, and checking out different beaches—all within a similar amount of travel time.

Parks

Fort Hamer Park on the river is really nice! It features a boat launch, a rentable pavilion, picnic tables, and restrooms. It’s a great place to spend the day. If you plan to go boating on the weekend, be sure to arrive early—the park fills up quickly, but it’s totally worth it every time. Boating on the river is so much fun and super accessible when you live in Parrish!

Growth and Future Development

I personally get super excited about the new growth and development coming to Parrish! I love seeing what new stores and communities are being built. For us, this growth is a big reason we chose to buy in Parrish. While there may not be too much here right now, we know it’s on the way, and I believe it will make Parrish even better than it already is.

That said, if you’ve been studying Parrish for a while, you might notice that some longtime locals aren’t as enthusiastic about all the changes. I can understand their perspective. Growing up in this charming little town and then suddenly witnessing so much new development can be tough. Finding the perfect balance between overbuilding and maintaining Parrish’s small-town feel has certainly been a challenge.

Proximity to Major Areas

How could we not talk about this? Parrish is super close to so many bigger cities and highways! You’ve got Bradenton, just 15-20 minutes to the south, offering plenty of shopping, dining, and cultural spots. Then there’s Sarasota, about 30-40 minutes away, known for its vibrant arts scene, beautiful beaches, and upscale shopping.

Lakewood Ranch is around 20 minutes away, featuring a master-planned community packed with amenities, shops, and fun recreational activities. If you head about 40-45 minutes north, you’ll hit Tampa, where you can find larger city attractions, professional sports, and a lively nightlife. And don’t forget St. Petersburg—about 45 minutes away, with gorgeous waterfront parks, museums, and a bustling downtown.

Our family made the big move from the Florida Keys to Parrish for better medical access and schools for our kids. While the transition was a big one, we’re happy with our decision. That said, there are a few things I wish I had known before settling here.

Even after experiencing these things firsthand, we’d still choose Parrish, Florida. None of them are deal-breakers—just little surprises I hadn’t considered. Here’s my list of the five things I wish I knew before making the move to Parrish:

Rain
Rain in Parrish, Florida, is next level. When I say it rains hard, I mean buckets. From May through October, we’re in full-on rainy season mode. Picture this: it’s around 3:30 or 4:00 p.m., the sky darkens, and then—bam!—a torrential downpour hits like someone flipped a switch.

Every day, we cross our fingers, hoping to avoid getting drenched during the school bus drop-offs. Driving in this kind of rain? Let’s just say it’s not for the faint of heart. The rain comes down so fast it floods the streets, making it nearly impossible to see anything in front of you. It’s like driving in a car wash, but way less fun.

If you’re moving to Parrish during rainy season, plan to get everything done by 3 p.m. because after that, you’re probably going to get soaked. The good news? The rain doesn’t last all night and usually wraps up around 7:30 or 8:00 p.m. The bad news? Everything outside is soggy, so evening plans might need to wait.

Bugs in Parrish, Florida

Let me just say—I was not prepared for the sheer number of bugs in Parrish, Florida. I’ve never seen dragonflies so big or grasshoppers that could practically cover the palm of your hand. Big bugs, little bugs, crawling bugs, flying bugs—Parrish has them all.

If you’re buying a new construction home, brace yourself for even more bugs. I think it’s because the ground is being stirred up so much during construction. Thankfully, the bug population seems to have gone down a bit now that construction has moved farther away and more homeowners have moved in. I think everyone is spraying their yards, and it’s helping!

Now, let’s talk about love bugs. Did anyone warn you about these? Because no one warned us! And guess what—it was love bug season when we first moved in. If you’re unfamiliar, love bugs are these little black insects with wings, and when they’re in season, they’re everywhere.

Love bug season in Parrish, Florida, happens twice a year:

• Fall (September to October)

During these times, they’ll swarm around your house, your car, and just about everywhere else. Opening your front door becomes a race to get inside before they follow you. And don’t even get me started on your car—they’ll splatter all over it. Be sure to clean them off quickly because if left too long, they can damage your paint job. Gross, right? But hey, it’s all part of the Florida experience!

The Drinking Water

Oh, the drinking water in Parrish. When you first move into your home, you’ll be greeted by plenty of solicitors—especially the water treatment guys. And honestly, they have a point, because the water here? It’s pretty terrible.

For us, the biggest issue was the sulfur smell. It was awful. You’d wash your hands, and the rotten egg smell would stick to you. It was hard to ignore. We talked to a few water sales reps, but they all quoted us anywhere from $3,000 to $8,000 for a whole-house water system.

So, we tried to be “smart” about it and went the cheap route, buying a water system online. Well, $1,000 later, we realized that wasn’t exactly working as planned. After some more research (and frustration), we ended up splurging on a fancier water system. It cost a lot more, but hey—our water doesn’t stink like eggs anymore, so no complaints here!

The moral of the story? Don’t try to cheap out like we did. Trust me, your nose will thank you!

Luckily, it’s only a few months out of the year, but by the end of September, you’ll feel like you’re losing it, counting down the days until cooler weather arrives. It’s that sticky, sweat-the-second-you-step-outside kind of heat that tests your patience.

But here’s the funny thing—when the cooler months finally come, you totally forget how miserable the summer was. You’re just out there enjoying life, sipping your iced coffee in 70-degree weather, as if you didn’t just survive a sauna for three months straight. Florida life, right?

Traffic in Parrish, Florida

Okay, I know I heard the traffic could be bad, but folks, once you’re living it, you’ll realize those people weren’t lying. Parrish, as you know, is a developing area, and what does that really mean? Construction. Everywhere. New roads being added, bridges being built, and some not-so-great right-of-ways. All this construction makes getting around a challenge.

And if that wasn’t enough, with the area growing so quickly, more people are moving in, which only adds to the congestion. Highway 75 around Parrish? It’s no joke. If you need to be somewhere during rush hour, plan to leave early—trust me on this one.

Oh, and let’s not forget the Florida drivers. There are definitely a few wild ones out there, so be on alert and stay sharp when driving in the area.

You can’t explore Parrish without coming across North River Ranch. It’s a huge, master-planned community with several different builders offering a variety of homes. Canoe Creek is a fantastic neighborhood in Parrish, built by Neal Communities. It has a lot to offer its homeowners. One of the best things about Canoe Creek is that there are no HOA fees. Highway 75

Location plays a huge role in where individuals choose to live. Some neighborhoods in Parrish are close to Highway 75, making it easy to access the highway, while others are a bit farther away. If you’re going to be traveling and need quick access to 75, you’ll want to consider choosing a house nearby. Some neighborhoods in Parrish close to Highway 75 include Isle of Bayview, Summerwoods, and Sawgrass Lakes.

Lakewood Ranch

Others might prefer being close to Lakewood Ranch. Currently, Parrish is still being developed, so there aren’t many stores and restaurants in place yet.
